This house is a mixture of a few house plans that I liked, I kind of took bits and pieces from each and melded them into one. Sometimes it left me with some awkward positioning, but with careful planning I think that I pulled it off.It has a large living space, a dining area with an open concept feel while still remaining separate, half bath on the downstairs, a galley kitchen, utility room, and spacious master suite complete with a beautiful en suite bathroom. The upstairs has only one spare room, as well as a full bath, but there is certainly enough room for expansion up there.
It is fully landscaped, with only a little bit of a side yard, but with space for a veggie patch, basketball hoop, or kids’ play area.
There is CC included with the sims3pack, but it is only two patterns. The rest of the CC that was used is optional, you don’t have to put it in your game, but you will have to go through and replace windows and doors. If you do put in the CC, make sure all package files are in the Mods folder before you install.

I said there’d be other things so other things you shall have!
This set is made up of a pretty kickass sofa set (ok I know I do a lot of button back/tufted sofas but I just *really* like them okay) made up of a 3 seater, a loveseat and an armchair; a modern looking sideboard table thing, which is gracefully topped with some goooorgeous lamps (which I’d desperately love for my house IRL). I didn’t have any big basic mirrors so I made one of those too - it’s really simple I know, but I wanted it and figured I may as well include it!
I also made a globe thingy which I kindof love. It glows blue by default, and there’s an antiquey version on the same mesh but you probably won’t want that glowing blue so just change it to flame and you’ll be good as gold :)
I think that’s everything? Sofas, mirror, sideboard, globe, lamp… Yeah I think that’s it :) A small set I know, but at least it’s something! I’m unfortunately a very busy girl lately and haven’t had a lot of time for simming and I’m a bit CAW’ed out right now!

The building consists of three apartment units, a little area for a community garden, and a basement with a workout area and juice bar (“quick drinks” only). Each apartment has two bedrooms, one bathroom, a kitchen/dining/living area, and a balcony or patio. All of the units are pre-furnished, with pretty much the same furniture and colors, except for the bedrooms which are a bit more customized.
NOTE: I didn’t set these up as Late Night apartments because I wanted to use them with Ani’s TS3 Apartment Mod. If you want to do the same, please read the instructions below on how to use that mod. Otherwise, you can move a family in and rent out rooms to NPCs EA-style (I haven’t tried this yet myself) or if you know how to use the Late Night hidden room markers (from buydebug), you could make NPC apartments that way (I haven’t tried that either — there’s a tutorial here if you’re feeling brave).
I’ve uploaded both a Sims3Pack and .package file. If you use the .package file, please place it in your Library folder.
To use Ani’s TS3 Apartment Mod with this building:
- Download Ani’s TS3 Apartment Mod.
- Make sure you read her Overview for the mod as there are a few quirks that occur with this mod.
- Once you have installed the mod and placed the apartment building, go into buy mode and replace the Late Night callbox outside the front door with Ani’s modded callbox.
- Move in all of the Sims you want to have living in the building.
- Click on Ani’s callbox to create the separate families/households that will live in the building. Make sure to add every Sim to one of the households.
- Use Ani’s callbox to set the rent price and funds for each family (both are up to you).
- Now click on the callbox and select which family you want to play as your active family. The rest will become unplayable, but you can click on Ani’s callbox to make another household active if you wish. (You can also do this with Twallan’s Story Progression or Master Controller, through the NRaas menu.)
- Click on the entry doors to each unit and select which Sims should be able to access that unit. (Unfortunately if you want a guest or Service NPC to access the unit, you’ll have to unlock it temporarily and then reassign access. You could try using Flyby’s MoDoor mod to make this work much more smoothly.)
I did playtest the lot for a couple of days, but if anything seems weird or doesn’t work right, please let me know!

This is a a mid-century modern house I made for Lucky Palms, named for a “mid-century” movie that I enjoy. It’s one of my favorite houses that I’ve ever built. The floor plan is pretty interesting as the house wraps around a central courtyard, which can be viewed from almost all the main rooms.
It’s only partially furnished to give you an idea of the layout, but this would make fun redecorating project. I recommend curtains. ;)
